About the role
Pratum Companies is hiring a regional property manager to oversee affordable multifamily communities across the DC, Maryland, and Virginia metro area. This is a field-based portfolio-management role for someone experienced with LIHTC and project-based Section 8 housing, rather than a work-from-home position. You’ll direct property operations, financial performance, staff, compliance, and resident-service standards across assigned sites.
What you’ll do
- Manage operations across an assigned apartment-property portfolio.
- Review financial results, prepare owner reporting, and participate in asset-management meetings.
- Hire, supervise, evaluate, and coach site staff.
- Create and administer property budgets.
- Monitor regulatory compliance, leases, resident files, collections, inspections, and site standards.
- Prepare properties for regulatory inspections and negotiate approved contracts.
What they’re looking for
- At least 5 years in LIHTC and project-based Section 8 affordable multifamily property management.
- Experience with certifications, recertifications, REAC or NSPIRE inspections, and MORs.
- Ability to travel more than 80% of the time within the assigned portfolio.
- Strong experience with Yardi and Microsoft Office.
- A valid driver’s license and reliable transportation.
- Leadership, organization, communication, customer-service, and conflict-resolution skills.
Nice to have
- At least 2 years managing a multi-site portfolio of 5 or more communities.
- A college degree.
- CPM, HCCP, COS, or comparable certification.
What’s on offer
- Anticipated annual pay of $105,000 to $125,000 for a new employee, depending on relevant factors.
